From your oceanfront private lanai, you can watch the sun set over the Pacific or follow a pod of dolphins or whales ( seasonal) as they swim by. The tide pools will provide you and your children hours of fun as you explore your very own aquarium. In addition to the wonderful views, 12 Alii Point is a beautifully decorated home that will be a great base for your Hawaii holiday. With 3600 square feet of living area, 1500 square feet of lanai, Three of the bedrooms are ocean front, with a fourth sleeping loft (twins) and 3 1/2 bathrooms, up to 8 guests will be accommodated in great style and luxury. To complete your dream vacation, there are many amenities within the exclusive gated-community: pool, tennis court, and a small private beach. The Great Room is comprised of the living and dining areas which is the heart and soul of home. With breath-taking views of the Bay and luxurious furnishing, this is where you will be spending most of your waking hours. In the Living Area, there are beautiful and comfortable sofas where you can admire the views or, occasionally, indulge in your TV viewing pleasure. In the Dining Area, you can host the most wonderful dinner parties at the custom-made dining set. Off the Dining Area is the spacious kitchen that can accommodate multiple cooks or an impromptu party. Naturally, the kitchen is fully-equipped for the gourmet chefs in your group. Located on the second floor, the Master Bedroom Suite is absolute gem! It features a California-King bed and comfortable club chairs. In addition, there is a working space with a desk, chair, and wonderful day bed.This spectacular space, with its astounding views, will make you feel as if you are floating on the ocean! There is a large balcony outside the sliding doors where you can spot whales and dolphins. The magnificent Master Bathroom completes the 12 Alii Point experience, magnificent bathroom with a vast tub and shower area. Naturally, it also has wonderful views of the local surfing beach and beyond. In addition to the Master Bedroom there are 2 other bedrooms - Bedrooms #2 & #3 on the first floor and are ocean front with a bonus sleeping area #4 on the second floor. Bedroom 2 has a queen-sized bed while Bedroom 3 features a king-sized bed. Each bedroom is luxuriously furnished and offers spectacular views. Each bedroom also has its own beautiful and spacious bathroom. At the top of the landing on the second floor is Bonus Sleeping loft #4 ,which has with two twin-sized beds. It's a large open-spaced bonus/bedroom with a wonderful, custom-made hut, making it ideal for children. One of the best features of the home is the large Lanai on the first floor that runs along the ocean side of house. From the first morning light to the last ray of sunset, the changing colors and shapes of the water as viewed from the Lanai is simple mesmerizing. There are beautiful day bed and loungers where you can read a book, watch the waves or simply enjoy the scenery. 12 Alii Point is located 2 miles from downtown Kailua-Kona on the Big Island of Hawaii. It is within easy driving distance from most attractions of the island. While easily accessible, the property is tucked away on a promontory point within an exclusive gated community. The exclusive gated community has under 20 homes, with a community pool and tennis courts. Come experience a vacation-of-a-lifetime at Alii Point #12. You will be glad you did! Please be aware that noise aware decibel warning devices are installed in this home. They do not record any conversation, but they do alert us if the noise levels exceed the residential limits in the area. Beautiful home and view-Everything was perfect except there was no air conditioning in the den and kitchen area. Only the bedroom had a/c. It got super hot. From the listing we thought there was air conditioning throughout the house. You couldn’t beat the view and layout of the house other than that though! It was gorgeous and well stocked with beach toys and chairs!! Overall we loved the house!!

The house Allii point 12 was the best-The house Allii point 12. Was the best. Great ocean views. Well equipped kitchen, bedrooms, laundry, nice furniture and decorations. We had breakfast on the Lanai every morning. Enjoyed wide open (netted) sliding doors from the living room and every bedroom. Dinners at sunset were great on the Lanai or if out late on the large dining table. The place also came equipped with a fair amount of beech gear, chairs snorkeling equipment biggie boards flippers etc. A tad expensive but worth it. My whole family had a great time staying here.

It was a great home-Gorgeous views , doesn't get any more “ocean front” or beautiful, view wise. LOVE the deck on the house ; it's definitely one of a kind. The kids room is adorable & the master set up is amazing . Love that ALL bedrooms have an ocean view and LOVE the auto shades that come down to block out heat and light when wanted. I would recommend the owners get air box units in the kitchen & living room. It can get very hot inside due to Hawaii heat/humidity . It was a great home !

Spectacular-Alii Point 12 is all it said. This home is spectacular . It is off the road and very quiet. The views are gorgeous from so many areas of the house. Opening the living room doors/screens fully open makes you not want to even leave the house. Watching the boats, snorkelers, rowers and even saw some dolphins. We couldn't stop taking pictures. The house is very clean (and I am very particular when it come to that). Kitchen is well equipped. The downstairs hallway closet is a full of extra towels and has beach towels. There is plenty of beach stuff in the garage, chairs, snorkels, fins........ equipped for all ages. We were there with 3 couples and plenty of room for all and them some. We ventured on the rocks and one snorkeled, but advisable for only adult experienced snorkelers. The location is great. Short ride into town and in less than an hour you can visit many different resorts and beautiful beaches. A few of the lights in the house were burned out and 2 of the ocean lights on seawall, but not a big deal. Fabulous place.

Beautiful property with all the bells and whistles-Our family of 4 (including 2 kids aged 3 and 1) stayed here for a week and had the best time. This place has everything going for it - fantastic views from pretty much every room in the house, all kinds of beach equipment (mats, chairs, snorkel stuff, life vests) to make going to the beach a much more enjoyable experience, tons of fantastic books to read if you decide to lounge around in the expansive Lanai and a fantastic kitchen that is well equipped. You truly feel like you are in a home and not just a vacation rental. The Home: Very well maintained home that was clean and easy to navigate. All switches are labeled (how great is that?) so you are not spending time hunting around trying to figure things out. There's lots of art around the house including sculptures, paintings etc. which makes you feel like you are surrounded by beauty both inside and outside. Our favorites were the 3D map of big island at the entryway, the Japanese bell at entrance, the sculptures in the Lanai among a few. The owners have also thought about the small details like leaving a pair of binoculars that let us observe a pod of Dolphins from the Lanai to truly amp up our experience. Customer service; The A/C in one of the units had broken just a day or so before we arrived and the customer service was excellent. We called up the manager and they immediately sent someone over with fans because it would take a while to fix the A/C. The property managers were always available to answer our questions (like where to put trash etc.). Attractions: Ali'i point 12 is at a great location for activities. The downtown area is a short drive away so we could go every evening to take a walk and hang out. The Marketplace with some interesting finds is right outside this place so it's good to wander there if you're not in the mood to go to the beach. And a TON of the most beautiful. sandy beaches are just a short drive away. Our favorite beaches were Kapaluu'u beach for snorkeling, white sands beach for boogie boarding, Mauna Kea and Kua bay for crystal clear gentler waters and so many more! We wanted to go to Volcanoes national park but it was unsafe due to eruptions and earthquakes. Ali'i point 12 is on the far side of the island from the volcano so we always felt safe. Throughout our stay, we truly felt that like Ali'i point 12 was our home and not just a vacation rental! I would highly recommend this place for anyone who wants to have a stress free vacation.

This house is beautiful and in an excellent location-This house is beautiful and in an excellent location to explore Hawaii Island. The house did not disappoint as the amenities and descriptions were as advertised, enabling our extended family to enjoy our vacation while enjoying BBQ, oceanside relaxation and lots of space. Kona Coast manages the place well, instructions and communication is overall clear and the team is very proactive before, during and after our stay. While there were one or two minor issues, those are to be expected when renting a house. Overall, I recommend highly both this property and Kona Coast Vacations management. Wonderful location (4.8/5.0)-We have rented this house a few times now and love the location. There are a few minor deferred maintenance issues but overall the property is in good condition.

Christmas Getaway (4.2/5.0)-There are a few things that did not work, such as the ocean lights and a faucet in the master suite. It would have been nice to have a broom/vacume to sweep up after my family.
