COVETED AREA!!! You can't beat the neighborhood. It's convenient to EVERYTHING! Super desirable area of Goodlettsville. We're located in the historic Magnolia Station neighborhood, close to Old Springfield Pike and Baker Road, 2 miles from I-65 and only 10 minutes from downtown Goodlettsville and Rivergate Mall. Good location to everything while still living in the best up-scale part of Nashville/Goodlettsville!. Established community.
-This is a guest villa attached to our main luxury house (we live next door) that sits on 10 acres of land. sitting on 10 acres.
-This is a family friendly place with another family friendly villa on the same property - so you may hear children at times. Those of you with small children please try to respect other adjoining guests and keep noise levels to a minimum - especially at night and in the morning.
-Furnished Home on 10 ACRES. 10 MIN FROM SHOPPING and DINING!! Only 10 minutes to Rivergate mall area with all the big box stores - Sears, Macys, Bestbuy, etc.
-4 miles from the Antique shopping district of historic Goodlettsvile, TN
-20 to 30 minutes to downtown Nashville

-Super great quiet location next to creek and walking paths through the woods. Do know that we have a long 1/4 driveway that is mostly dirt (and not perfectly smooth - drive slow) so don't get freaked out by that. We are in a beautiful valley at the end of the driveway. Its a nice secluded location but very close to everything you'd want.
-On occasion you may see white tailed deer or turkeys roaming around. Next door are grazing cattle
-Full kitchen with refrigerator, 2 burner stove, Oven, Microwave, toaster oven, coffee pot, Keurig Machine
-Completely Off-street parking
-Child's playground area and tree fort in back yard. Pack-n-play, highchairs, and safety gates available.

-PETS: Pets allowed if house-broke, washed weekly and before they arrive. It is preferred that you keep the pets in the non-carpeted areas and out of the bedroom areas where hair clean-up is a problem for our guest services. Pets should never be allowed on the furniture or beds. If you leave (especially during quiet hours between 9 pm and 9 am at night - ie. leave for the evening until late), please crate (we have one for you to use - medium sized) the pet in the garage/recreation area, as most pets bark and howl when left alone. Please try to respect other adjoining sleeping guests and keep noise levels to a minimum at all times. $100 per pet refundable security deposit required.
-We charge $25 per person per night over 6 people to a maximum of 8 overnight guests.
-Fully furnished with desk and chair, bed sheets and covers, towels, window coverings, kitchen table and chairs, fans, night stand, lamps, dishes, silverware, cooking pots and pans, kitchen utensils, big yard.
-Private Hot Tub, deck, grounds, rental interior area, swing play area, parking in the front, woods and walkways, bonfire area
-Community Pool with awesome lounging deck
-We don't mind interacting but definitely can give you privacy.
-You can't beat the neighborhood. It's convenient to EVERYTHING! Super desirable area of Goodlettsville including the historic Antique area. Good location to everything while still living in the best up-scale part of Nashville/Goodlettsville. Established safe community. The wildlife.
-Public Transport: Not close to the home, but once you get 10 min into town there is good public transportation. Uber is available.
-If you are a musician feel free to ask about using the grounds as a great location for a venue.
Larger groups - we would recommend you rent the 4 bedroom option so you don't have to worry about noise. We don't want you to have to concern yourselves with the other guests who may be bothered by your group. We do ask for a $250 Refundable Deposit for the 4 bedroom option (be aware that we have to collect this as an additional fee after the reservation is made as an additional charge).
We do require guests to provide a non-channel specific email, billing address, and sign a standard rental contract electronically within 7 days of booking. Please inquire prior to booking to get the details if any of that poses a problem for you.
Smoking (of any kind) is not allowed in the villa at any time. Smoking is allowed in a designated outside location only. Violation of this and other violations (noise) will result in at least a $150 charge.
NOTE: Don't use Apple Siri or Apple maps to get here as it will take you to the wrong place. Self-checkin. We love to greet you between the hours of 9 am and 8 pm, after that please use the RING doorbell to wake us up in case of emergency.
CANCELLATION POLICY:
Strict: 50% refund up until 30 days prior to arrival.
For a 50% refund, cancellation must be made 30 full days prior to listing's local check in time. If the guest cancels less than 30 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded.
That being said we like to try and accommodate changing schedules and work with our guests. So what we typically like to do in the case of a cancellation request, when request is at least 30 days out, is refund 50%, and then make your dates available. In the case of less than 30 days out, we can still make your dates available, just not issue the 50% up front refund. Then if we are able to book your dates with another guest we can issue you the difference minus the credit card booking (4%) and chargeback processing (4%) fees, loss of rent due to replacement booking (if there is any loss and no credit if there is a gain in rent), and a one-time $50 cancellation charge. Being that our place is so popular, and if the cancellation request is far enough out, it is usually not an issue to re-book your dates to someone else.
-Note that all fees, rent, or taxes on our statement may be different looking that the channel booking statement (ie. the cleaning fee may not look equivalent); however, the bottom line gross total will be the same.
-Note that our driveway is 1/4 mile long, mostly gravel country road. Drive slow and you'll be ok.
-We only pay trash service for 2 trash cans (2 trash services) for the whole property and don't want to pay for another trash service. You are allowed TWO 13 gallon trash bags for your stay. You will be automatically charged $10 per trash bag beyond your 2 bag limit to help us pay for the extra trash service. Note that you can put as much burnable trash into the 2 rectangular burn trash containers as you want.
-Parties and events are not allowed.
-Please Note that we have outside video 24/7 active recording surveillance with our Ring Doorbells at each door and side installed cameras.

Was explained well about people upstairs. We paid cleaning fee. But a list of what we had to clean before we left. Roger was great. Very helpful. This is a great quit place. Great for family with kids. Not adults with 9 o'clock curfew.

This could be a really nice get away as long as you know what you are renting. It is a beautiful location out in the country. With traffic I took me about 45 min to get Belmont University in Nashville. My biggest complaint is that the cleaning fee is hid in the smallest print. It almost seems a little sleazy the way the fee is added. You really don’t notice it until you reserve the rental. I tried to cancel immediately but the cancellation fee was the full cost of the rental because I was within their allotted days to cancel. I called and spoke with a booking.com agent within 5 minutes of making the reservation but the owner wouldn’t let me out if the rental. I met one of the owners (the lady), who seemed really nice. If you stay a few nights or more, I think the cleaning fee would be very reasonable. But for one person staying one night, it isn’t really worth it. The owner did discount my cleaning fee from $120 to $75. But, just be aware and read ALL the fine print.

Great spot to bring the kids. We loved the environment. There are a few quirks that need attention. The beds are not comfortable and the bathroom was a challenge regarding size.

Nice people nice property but wasn’t billed right. I thought according to your site the villa would be a separate unit not attached to the house. We could here everything from next door unit and very loud upstairs. Lay out of property not really represented by pictures on website. Plus we didn’t apppreciare the walk in to our unit unannounced or the steady barking of the dogs. One night two hours straight I timed it.

The kitchen needed more attention. If u r going to have folks upstairs u might want to enforce the floors to cut out walking around noise. Otherwise it was a great little place for the price.
