This a great house and property management company. Our family has stayed in this house several times since we sold our beach house in this development 10 years ago. From the unique furnishings to the great views of both the other beach homes to the wetlands behind the home. The beach is just a block away. We will be back again and again.

Great location, nice design of home. The house was reasonably clean but we did have to have the maintenance person come by to unclog the master shower on day 1, which makes me wonder if the shower had been cleaned at all before we arrived???? (yuck!) the kitchen has some broken cooking implements. At this price I’d expect a tip top experience.
The rental next door did not have its garbage serviced and after 3 sets of guests it was spilling everywhere and was stinking. We will go back I’m sure and hope that these were just bumps.

The house fit our group just fine! The weather was decent for long walks on the beach! Our only critique would be that the vacuum cleaner did not pick up dog hair at all. We attempted to vacuum before leaving but gave up on it.
Otherwise, the home was clean and ready for our group. We loved all of the windows which added so much light during the day.

Great location and the house is nice and big! There were a few minor issues like the front door lock was very tricky, tv in bunk room didn’t work, bbq cover was ripped to shreds and bbq wouldn’t ignite (no lighter to manually light) and the cushions to outdoor seating were moldy and laying all over the deck. The staff was very friendly and the house had plenty of room and a great price.

My review would actually be 3.5 starts.This house is a great size and layout for big groups, and the proximity to the beautiful beach is awesome. The gas woodstove in the living room is pretty and heats up the upstairs nicely.The kitchen is well stocked with what you need to cook and eat at home, and we loved having the decks to hang out on in winter. We had a great time in the space!
The main downside is very uncomfortable beds. You can really feel the springs in the full bed in the bunk bed room, and another downstairs guest room has a hard and uncomfortable memory foam mattress that I'm guessing is older since the foam doesn't seem to bounce back. The master bedroom mattress was also uncomfortable. That made our three nights of sleeping there a bit rough for many of us. The other issue is that while the house was mostly clean, there were candy wrappers and things left in the loft area and behind some of the furniture in the bedrooms. It seems like cleaning was done hastily, and you pay a pretty significant cleaning fee with your reservation.

We had a great family Christmas reunion at the beach. Our only disappointment was the uneven temperature in the house. The first floor was always very cold.

The house was quite dusty and the battery operated candles in the master bath were mostly burned out. That aside, the location was great and the living area of the home was very pleasant. In fact, the living room itself is much roomier than it looks on line. With regard to service, we had some problems with the gas stove and blender when we arrived, which were immediately and pleasantly resolved when we asked for help. Overall, we would recommend the house.

House worked well for our family of 8. Had a few maintenance issues. Kiwanda Properties staff was there within a couple of hours to get them repaired. Very responsive and much appreciated. Picking up and dropping off keys was very easy and overall communication was excellent. Would definitely use Kiwanda again.

The decks were the best feature, especially the covered one. The house was relatively clean when we got there, gas stove very dusty, water in front of the refrigerator on the floor And at the top of the stairs. Four towels that matched and all the rest looked like somebody’s leftovers. The bedding was old and drab tho the sheets were nice. The griddle didn’t work and the knives were all dull. The main floor living space look larger than it was in the pictures. The cost was way too high for the quality. I wouldn’t stay there again. It was adequate for our family, but way too high priced.

We had a wonderful time and the house was beautiful lots of room for our family of 11!!! The beds were comfortable as well. Short walk to the beach. We had a problem with the BBQ and there wasn't a table on the deck only chair's, I called the office and Mike brought a new BBQ and table to us the next day. We book with Kawanda properties every year for the 4th of July. I will continue staying with Kawanda properties.

The house had enough room for our family! Beds were ok, the bunk bed mattresses were very thin. My major complaint is the master bedroom window (big middle window) has no blind on it. So at night you had to go into the bathroom to change or you would be seen. Also the neighbors light was shining so it was not easy to sleep! Seems like multiple windows are missing the blinds? The loft stairs would not be safe if you have little kids. The kitchen did not have adequate silverware. For a house that sleeps 14, you shouldn’t need to wash dishes after every meal (we are a family of 5)! Also my husband was disappointed with the tv channel selection. He was hoping to watch all the March Madness basketball games, however very limited channels. The bbq didn’t ignite without a match so we had to run to the store to buy matches. There was also a lot of hair floating around, my eyes were itching the entire 3 nights we were there. Maybe someone brought a cat as I am allergic to them. I loved the proximity to the beach! You can hear the ocean from the covered patio. The patio was nice, exvept lots of hair all over the red cushions. Didn’t look like those were cleaned prior to our arrival. Not sure I would rent this house again.

Place was great we had a group of 11 adults and we all had good beds, bathrooms and the house was big enough that we were not crowded. Only issue was getting the fireplace started besides that I highly recommend.

The house was wonderful. The huge bed in the master suite was a great place to rest from the adventures of the day. There was so much to do and see that we wished we could have stayed for 2 weeks! The beach was wide and welcoming, and although the water was a bit cold to swim in this time of year, we enjoyed exploring the beach. We even lit a fire the last night we were there to view the sunset and bask in the magical aura of the shore. The proximity to the beach and easy walking distance to the shops to the north and south of the property made the stay even better. The Pacific City community and the nearby Three Capes State Parks were just what we needed to relax and unplug.

Beautiful house close to the beach. New appliances and lots of beds for a large group. The only thing we could've used is more comfortable seating the living area for a large group to gather during the rainy days while watching movies and playing games. Otherwise the stay was very nice!
