"The “Ocean Sands” is a large older home is wonderful for place to gather on the Oregon Coast! This home is right in the sand on the beach and the ocean is your backyard! There is a grand family area for togetherness, yet three independent areas for privacy and solitude. This house was built in the early 70Â’s and features a cozy wood fireplace. Layout–Single level home with 4-5 stairs in the hallway. Layout - Main level entry has livingroom, kitchen and dining area. 3 bedrooms. Master with king bed and full bath. 2nd bedroom with queen bed and twin/twin bunks and full bath. 3rd bedroom with queen bed and twin/twin bunks and full bath. All 3 bathrooms only have shower (no tub). Kiwanda Shores is a private gated community of quality homes on the ocean front in Pacific City. Security, pride in ownership and peaceful enjoyment of the coastal experience is shared by Kiwanda Shores homeowners and renters alike. A low bank sandy beach slopes to the ocean from the Ocean Front homes. Beach access is available to the Second Row and Back homes. This home is pet friendly for one or two dogs. Please let us know if you will be bringing a pet so that we can add the non-refundable pet fee of $10/night (maximum charge of $40/pet). Only well-behaved dogs are allowed. Pets are not allowed on the furniture, or left in the house unattended.  This home is built directly on a sand dune that leads to the beach. During winter storms the sand can quickly drift and accumulate around the property sometimes affecting the ocean view. Although we make every effort to remove the sand and preserve the view prior to your stay, the winter weather makes this difficult to predict and views may not be guaranteed.    Occupancy rules are strictly enforced and apply to the entire property during the stay. Additional day-use guests may be allowed with management pre-approval. After your booking is confirmed, you will be sent the full rental contract and terms. The safety of our staff, guests and local community is our top priority. This home is professionally managed and cleaned to strict standards in line with CDC guidelines, including supervised housekeeping and post-clean sanitation. Relaxed Cancellation Policy: For bookings completed through March 2021, no cancellation penalty up until 7 days prior to arrival. After that time, you would forfeit your deposit. (3rd party booking fees may also apply). For stays beginning April 2021 and beyond: 1/2 the total cost of the Booking is subject to forfeiture if reservation is canceled or changed within: 30 days of arrival for all other months. If the house is fully rebooked by another renter, cancellation charges (less $35) will be refunded. Reservation cancellation fee is $35. We had glorious days, and stormy weather. Our house is quite old, with all old house issues. 6 people would always be wise with this house. Plumbing is finicky. Heaters are getting older and hard to adjust. But we always have a great time! Enjoy

Because of an issue with the house I originally chose to stay in, I had to pick another property the day we were supposed to arrive and ended up selecting this one because of it's location. The property management group was great to work with, however, the house is pretty outdated and detracted from the stay a bit. To be clear, it is exactly what I expected based on the pictures, so what you see is what you get, and had I not been in a bind I probably would have looked elsewhere. We enjoyed ourselves, however, I don't think I would want to stay in this house again. The house was clean, but had an odor to it. I appreciated that it had cable and a Roku tv with the typical streaming apps. Wi-fi also worked well for our purposes (work and school Zoom meetings). You cannot beat the location, as it is right on the beach and a short walk on the beach from Pelican City Brewing and the town store, so if you're planning on simply using this as a place to sleep while you adventure out, then it may be worthwhile. I would definitely like to stay in this same area, just not sure I'd want to stay in the same house unless it gets updated.

Such a cute house! It was a pleasant surprise to see three lofts, one in each room in addition to the 7 beds in the house! Not that I needed all that space but good to know for our next family trip. I loved the window views right on the ocean and it had a nice secluded patio as well. I’d definitely stay here again.

We absolutely loved our stay! The house was perfect. We loved its slightly rustic feel and architectural design, and the location and views cannot be beat! It was perfectly clean, linens were lovely, and beds so comfy. The WiFi worked great, so the four of us could all work remotely/go to virtual school. The people on the other end of our zoom calls loved the view! Two things: the master bedroom window could use a spray off from the outside, and the kitchen could be a little better supplied: no coffee filters, no salt and pepper. We made the best of this by walking down to the end of the beach for breakfast burritos and lattes :)

The Beach house was right on the Beach so location was wonderful to say the least. 2 significant problems exist at this house and one problem seems to be common throughout your rental industry. The house did not have enough ventilation or air flow throughout the house on warm days. The main room with the kitchen and living room was not comfortable for about 2-4 hours due to the heat in the house, so we spent that time on the back deck in the shade. The biggest problem was that the MASTER bedroom was not useable at all; it had no ventilation at all none, zero. A vain attempt to cool down the room was a FAN in the corner that did nothing really. The second problem for the home was the BBQ! It took me at least a half hour to clean it so we could use it. It was a greasy mess. This problem has been affecting us for the last few rental years at all the Beach houses that we rent. You tell the people to clean the BBQ before leaving but they don't so the next person gets the greasy leftovers as they acccumulate over the rentall months into disasters. I don't really know what you can do, charging of for the use of the BBQ is an idea but there are enough charges all ready to rent the house. BBQ's are very popular at the coast but the appearance of them is very dissappointing. Its not just you its all the rental agencies are ignoring this factor. We loved the location and look of our rental but would not stay again in that house do to the lack of ventilation. Thank you for your time....

Overall our visit was excellent. We appreciate that his house now has wifi. I have been asking for this for the past two years. However, we could never receive the Spectrum cable channels. I do know that an effort was made to correct this. When I arrive home, I did have two voice mails on our home phone. I should have given the office my cell phone number. We plan to use this home about the same week for the next few years and do hope that the cable TV situation is corrected when we return next August. This house is a perfect fit for our family dynamic and our love of dogs. Dennis Ryder

The view cannot be beat. It was an older home, so there are some minor inconveniences that go with that, but overall it was fantastic. I would definitely go back and stay again, great spot!

Can’t beat the view! 3 nice bedrooms with baths. Common area is nice, but small for larger groups. We had 9 and had extra beds, but were a little crowded in common space. Had a couple little issues and got a quick response.

The location is amazing, right on the sand, a beautiful view of Haystack rock and 50 yards to the crashing waves. The home itself is quirky and cool but pretty run down. It's a shame because with a little time and money it could be repaired and updated and be absolutely amazing! There are 3 completely private bedrooms each with it's own bathroom, that is pretty nice. The view from the living room is fabulous, but there is not a door to exit onto the beach side, the door exits to the back patio, then you have to walk around. That was pretty frustrating. The master bathroom had a bad septic tank odor that made it very unpleasant to be in there. Also, the windows in the beach facing master need to be replaced, you can not see out of them at all. This house is in a great location, but is in desperate need of some TLC. For the price, there are many other vacation homes in the same neighborhood that are in much better condition. We enjoyed our stay, the views were amazing, the rental company was a pleasure to deal with and the location can't be beat, but the home itself is, unfortunately, very rundown.

There are two reasons to stay at Ocean Sands. 1) It is right on the beach. 2) It can sleep a lot of people comfortably and with plenty of bathrooms/showers. That said, there’s a difference between rustic and run-down, and this place is just run-down. Peeling paint, water marks on walls where the ceiling must be leaking, the windows fogging up and not clearing (kinda ruins the view), the master bathroom smelling vaguely of urine, the bricks that make up the floor loose and falling out, worn wood. I am very forgiving, generally, but this place is pushed my limits considering the weekend price tag. Mid-week I think given the size of the place it’s more reasonable. Oh, there is also no WiFi. And we did not have kitchen towels available and had to ask for kitchen sponges. No hair dryer. No bathtub. Our stay was fine because Pacifc City is awesome and the house does stay warm and cozy. The kitchen is well stocked for cooking.

We had our wedding ceremony and reception here! Our family my enjoyed the view so much! The kids loved being right on the beach! We walked the beach everyday and everything was great!!

Great layout for three families. House was more than adequate for our needs. House needs some tender care. No excuse for the house not to have Wi-Fi. TV cable system is messed up. Called this in but got no response.

The images used to advertise this property are not correct. It shows a view of the ocean but this property was completely blocked by sand. This would have been ok if the management cleared this for guests. I am not sure why this did not happen and why you rented in this condition. Before I send Airbnb a review I am hoping to get a response from you first. Thanks
